Big News for Madison: The Scoop on the WhiteFiber Deal

If you’ve driven past the old Unifi plant lately or heard the chatter around town, you know something big is brewing. There’s been a lot of headlines flying around about "financing deals" and "convertible notes," and if you’re like me, you just want to know what it actually means for us here in Rockingham County.

I dug into the latest news from the Triad Business Journal, and here is the plain English breakdown of what’s coming to our corner of the world.


What exactly is going on?


In short: The future is moving into the old mill.


WhiteFiber (owned by a company called Bit Digital) is taking the old Unifi manufacturing site and turning it into a massive Artificial Intelligence (AI) data center campus. Basically, instead of spinning yarn, that building is going to be powering the smartest computers in the world.


The "financing deals" everyone is talking about right now come down to two huge numbers:


  1. $200 Million in Cash: Just this week (Jan 2026), WhiteFiber announced they are raising $200 million from investors. That is the war chest they need to get the construction finished and the equipment installed right here in Madison.

  2. A Massive Customer ($865 Million): Late last year, they signed a 10-year contract worth nearly a billion dollars with a company called Nscale. Nscale is going to be the "anchor tenant"—basically renting a huge chunk of the computer power at the Madison site starting this spring.


So, What Does This Mean for Madison?


We’ve seen industries come and go, but this is a whole new ballgame. Here is how this is going to impact our town:


1. New Life for the Unifi Site

  • The Site: We all know the 96-acre site has been sitting there waiting for a new purpose.

  • The Impact: It’s finally getting one. We aren't just getting a new tenant; we are getting a complete retrofit. Seeing hundreds of millions of dollars poured into that property signals that Madison is transitioning from our textile roots to the modern tech economy.


2. Jobs and Paychecks

  • Construction: First up, we’re going to see a lot of trucks and hard hats. The construction phase is going to bring a wave of work immediately.

  • Permanent Jobs: Once the computers are humming, the center is expected to create about 60 full-time jobs.

  • The Pay: These aren't minimum wage gigs. They are high-tech roles. The estimates are showing an average salary of around $67,000. That is good money that will be spent right here in our local businesses.


3. Tax Money (This is big)

  • The Investment: WhiteFiber is talking about investing up to $1 billion into this site over time.

  • The Benefit: Even if they get some tax breaks to start, an investment that size eventually explodes the property tax base for the town and the county. That’s revenue that can go toward our schools, fixing our roads, and supporting our fire and rescue squads without raising taxes on homeowners.


4. Power and Infrastructure

  • The Grid: These centers are power-hungry. WhiteFiber has already worked out a deal with Duke Energy for a massive amount of power (99 megawatts to start!). This usually means the local power grid gets upgraded to handle the load, which helps stabilize things for everyone in the long run.


The Bottom Line on WhiteFiber

For a town the size of Madison, this is likely the biggest economic project we've seen in decades. It transforms a quiet industrial property into a hub for the booming AI industry.

While it won't employ thousands of people like the mills did back in the day (robots don't need lunch breaks), the financial investment is going to be a huge safety net for our town's budget for years to come. It puts Madison on the map in a whole new way.
