Hello again! Bryan Williams here with The Triad Advantage. If you are looking to buy or sell a home in central North Carolina this year, you need to know that we are no longer in the wild, hyper-frenzied market of a few years ago.


As we move through the summer of 2026, the region has shifted into a much more balanced market. Inventory has rebuilt across the board, giving buyers more breathing room and choices, while sellers who price correctly and prep their homes well are still seeing strong, competitive offers.


Here is an expert look at what the data is showing right now across six of our key counties for the Triad Regional Housing Market:


Guilford County (Greensboro, High Point)

  • Median Sale Price: ~$315,000 – $355,000

  • Days on Market: ~40 days

  • The Vibe: We are seeing a "tale of two cities" here in 2026. High Point is moving incredibly fast, with strong year-over-year price growth and homes selling quickly. Greensboro, meanwhile, is seeing a healthy bump in new inventory, which is giving buyers a slight edge at the negotiating table. Overall, if a home is priced under $500K and is move-in ready, it is still going to command heavy attention.


Forsyth County (Winston-Salem, Clemmons)

  • Median Sale Price: ~$314,000 – $345,000 (Up ~1.3% YoY)

  • Days on Market: ~35 to 38 days

  • The Vibe: Forsyth is arguably the most balanced and stable market in the entire Triad right now. Inventory has rebuilt nicely, meaning buyers finally have choices, but demand remains steady enough that sellers aren't being forced into deep price cuts. It is a very healthy, predictable market environment for both sides.


Alamance County (Burlington, Graham, Mebane)

  • Median Listing Price: ~$360,000

  • Days on Market: ~44 days

  • The Vibe: Alamance remains a "warm" market thanks to its unbeatable location. Because it bridges the gap between the Triad and the Research Triangle (Raleigh/Durham), demand is constant. Mebane continues to drive the higher end of the pricing (often pushing over $400K), while Burlington and Graham offer great entry points in the low $300s.


Randolph County (Asheboro, Archdale, Trinity)

  • Median Sale Price: ~$290,000 – $305,000

  • Days on Market: ~42 to 44 days

  • The Vibe: Randolph County continues to offer incredible value. We've actually seen a slight dip in median prices year-over-year here, which makes it a fantastic target for first-time buyers and investors looking for a deal. While total inventory is lower than in Guilford or Forsyth, the slower pace means buyers have great negotiating power.


Rockingham County (Eden, Reidsville)

  • Median Sale Price: ~$230,000

  • Days on Market: ~48 days

  • The Vibe: If your goal is affordability and acreage, Rockingham County is where you want to look. It is the most affordable market on this list by a wide margin. Homes here stay on the market a little longer, giving buyers plenty of time to shop, negotiate, and get under contract without the pressure of a bidding war.


Chatham County: A Market of Two Cities

Chatham County is one of the most unique housing markets in central North Carolina right now. Driven by massive corporate investments (like the nearby advanced manufacturing megasites) and spillover growth from the Research Triangle, the county is booming. However, the market experiences in the county's two largest cities are vastly different.


Pittsboro: The Premium Growth Hub

  • Median Sale Price: ~$540,000 – $642,000 (Median List Prices frequently sit above $669,000)

  • Days on Market: ~23 to 50 days

  • The Vibe: Pittsboro is the luxury-leaning, highly competitive side of Chatham County. Fueled by sprawling, premium master-planned developments like Chatham Park and Disney’s Asteria community, the city is rapidly transforming. It has become a highly desirable, Triangle-adjacent hotspot. Because of the sheer volume of premium new construction and high-end amenities, average prices here are the highest in the region. Homes that are priced accurately are still moving quickly, making it a competitive landscape that favors prepared buyers and well-positioned sellers.


Siler City: The Emerging Value Market

  • Median Sale Price: ~$288,000 – $307,000 (Median List Price sits around $399,000)

  • Days on Market: ~55 to 73+ days

  • The Vibe: Just a short drive west on US-64, Siler City offers a completely different market dynamic. Siler City is currently a much more affordable, buyer-friendly environment. We are seeing active inventory grow and homes staying on the market longer, meaning buyers have significantly more negotiating power and time to make decisions. While it doesn't have the luxury price tags of Pittsboro, Siler City is positioned for massive long-term growth due to its proximity to the Wolfspeed and Toyota manufacturing sites, making it an excellent target for buyers seeking affordability and future equity potential.
