Location: Northeast Greensboro (27405) — Entrance off McKnight Mill Road, near Hicone Rd.
Vibe: Quiet, budget-friendly residential living without the frills.
Manchester (often grouped with "The Elms at Manchester") sits just down the road from Wynterhall. While they share a similar geography, the "value proposition" here is quite different. Manchester is best described as a "no-nonsense" neighborhood—it doesn't try to be a resort; it just offers large homes at some of the most competitive prices in the county.
The "At a Glance" Stats
Price Range: Generally $275,000 – $325,000.
Home Sizes: Surprisingly large. You will frequently find 2,000 – 2,600 sq. ft. homes here.
Bed/Bath: It is common to find 4 and even 5-bedroom layouts, which is rare at this price point.
HOA Fees: Very low (typically ~$100–$150 per year). Note: This is per year, not month.
School District: Northeast Guilford.
The Pros: Why People Buy Here
Maximum Square Footage for the Price: This is the #1 selling point. If you have a large family and need 4 or 5 bedrooms but cannot afford the $450k+ price tag of Northwest Greensboro, Manchester is one of the few places left where you can get that space for ~$300k.
Incredibly Low Overhead: Unlike neighborhoods with pools and clubhouses (and the expensive HOAs that come with them), Manchester keeps it simple. You are paying for your house, not for amenities you might not use. The annual HOA fee is minimal, covering just common area landscaping.
Proximity to Keeley Park: While the neighborhood lacks its own pool, you are a very short drive (less than 5 mins) from Keeley Park, which is one of the best public parks in the city. It features a massive "sprayground" (splash pad) for kids, stocked fishing ponds, community gardens, and a bike pump track.
Easy Commute: Like Wynterhall, you are minutes from Hwy 29, giving you easy access to the new Toyota Battery plant, Reidsville, or downtown Greensboro.
The Cons: Things to Consider
Zero "In-Neighborhood" Amenities: There is no pool, no tennis court, and no clubhouse. If you want to swim, you will need to join a gym or go to a public facility. The low HOA fee reflects this.
Rental Density: Because these homes are affordable and large, the neighborhood has seen a higher percentage of investment buyers turning homes into rentals compared to more expensive subdivisions. This can sometimes impact the "community feel" if turnover is high.
Generic Aesthetics: The homes are heavily vinyl-sided and can feel somewhat "cookie-cutter." If you are looking for unique architectural character or custom masonry, you won't find it here.
Food Desert: You are in the same boat as Wynterhall regarding dining. You are about 15 minutes away from significant restaurant options. You will be doing a lot of cooking at home or driving to the Hicone Rd shopping center for basic fast food.
The Verdict
Manchester is the "Budget-Conscious Spacer." This neighborhood is the answer for the buyer who says: "I don't care about a community pool, and I don't want to pay high HOA fees. I just need a 5th bedroom for my home office/guest room, and I need my mortgage to be affordable."
The Trade-off: You give up the "resort" lifestyle and aesthetic charm to get significantly more house for your money.
