Vibe: Modern suburban value with current maintenance caveats.


While the homes offer great space for the money, recent shifts in the condition of the amenities make it a neighborhood where you need to do your due diligence.

The "At a Glance" Stats

  • Price Range: Generally $275,000 – $325,000.

  • Home Sizes: Typically 1,400 – 2,400 sq. ft.; 3–4 Bedrooms, 2.5 Baths.

  • Age of Homes: Mix of established phases (built ~2006–2010) and newer construction.

  • HOA Fees: Typically around $33–$45/month (verify current assessments given the repair needs below).

  • School District: Northeast Guilford.


The Pros: Why People Buy Here

  • Bang for Your Buck: You can often get a 4-bedroom, 2.5-bath home with a two-car garage here for under $325k. In many other parts of Guilford County, this same home would command $400k+.

  • Commuter Access: Located just off Hwy 29, it offers a straight shot into downtown Greensboro (approx. 15–18 mins) or north toward Reidsville/Danville. It's excellent for anyone working at the new Toyota battery plant or northern industrial centers.

  • Newer Construction: If you prefer modern layouts (open concept, master suites, walk-in closets) over the maintenance issues of 1960s ranch homes, this is a strong contender.


The Cons: Things to Consider

  • Current Amenity Situation: While the neighborhood was built with a full amenity package, the current state of these facilities is a major consideration:

    • The Pool: Currently unusable/closed. If you are buying here specifically for summer swimming, you will be disappointed for the time being.

    • Tennis Courts: Currently in need of repair and may not be playable.

    • The Clubhouse: This is currently usable and available for residents.

  • Lot Sizes: The lots are generally small (0.12 – 0.16 acres). You will be close to your neighbors, and backyards are compact.

  • School Ratings: The assigned schools (Northeast Middle and Northeast High) generally have lower test score ratings compared to Northwest or Northern Guilford schools, though Reedy Fork Elementary is often rated higher.

  • Distance to "Action": You are physically removed from the main shopping hubs (Friendly Center, Battleground Ave). You will rely on the Hicone Rd area for basics, but major dining requires a drive.


The Verdict

Wynterhall is a "Value Buy" with a warning label. It is still a very smart buy for those who prioritize square footage and a newer home over land size. However, because the pool and tennis courts are currently out of commission, you should not factor those into your value calculation right now.
